On July 25, 2013, Barbara Kane, Managing Commercial Real Estate Director and Broker of Record for Keller Williams – Beach Cities taught a two hour class to some of KW’s residential agents on the basics of Office Leasing.
As a specialist in Tenant Representation on all kinds of leasing (office, industrial and retail) – be sure the type of “use” will work with the building being leased and the local City Government before getting too far down the road into lease review.
As primarily a tenant leasing representative broker, it is important to clearly qualify “tenants” before spending time showing and negotiating space in order to save both the tenant and broker time. Tenants need to clarify clearly with the broker what their “wants” and “musts” are for a space. And most importantly their budget and timing to acquire space. Brokers should clearly explain the current market conditions with regard to rental rates and availability in the market being searched to their clients. Kane Commercial Real Estate completed a “blend and extend” lease renewal for Harrell Advisors in Orange, California at 333 The City Drive. The transaction was a 66 month lease renewal completed in December 2011. Barbara Kane at KW Commercial represented the “Tenant”, CBRE represented the Landlord.
